Wildlife & stargazing: Use the provided binoculars to spot the ever-changing birdlife including boisterous black cockatoos, swooping swallows, and tiny finches, some of our favourite feathered visitors! Or try spotting the sea life, as we regularly have pods of dolphins and seals in the bay. In the evening, relax in the hammock and gaze at the epic southern sky. On clear nights, you might even catch a faint glimpse of the Southern Lights from the balcony during the wee hours of the morning.
Rosny Reserve loop: Take the nearby track to Rosny Reserve for a rewarding walk with sweeping views of the city, Tasman Bridge, and Derwent River. To access the loop, turn right at street level and follow the path and signs. During special events like New Year's Eve, the reserve is a prime vantage point for fireworks.
Coffee & a stroll: Wander along the boardwalk to Bellerive and grab a coffee or brunch from Gastown East,(https://gastowneast.com.au/) Abundance on the Quay (https://www.abundanceonthequay.com.au/)or Marla Singer.(https://www.marlasinger.net/) Stroll past the yachts and imagine the seafaring tales of their custodians.
Toes in the sand: Continue along the waterfront boardwalk to Bellerive Beach Park and Ninja Arena. If you’re feeling adventurous, the usually sheltered Bellerive Beach is perfect for a quick, refreshing dip in the ocean. No better way to start your day!
Local markets: On most Saturdays, visit the buzzing Tasmanian Produce Market (https://www.instagram.com/tasmanianproducemarket/)at Kangaroo Bay Park (9am–1pm, weather permitting). Enjoy fresh produce, sweet treats, coffee, and amazing sourdough bread! Occasionally, the Re-loved Market (https://re-lovedmarket.com/)takes over the Bellerive boardwalk, featuring live music and hidden treasures. Check their website for details.
Hobart, Salamanca & MONA: Catch the ferry from Bellerive to Salamanca for just $1.70 one way—you can pay easily with your phone or card. Spend the day exploring the vibrant city or continue your journey to MONA via a connecting ferry. Mt Wellington/kunanyi: If you have a hire car, take the winding scenic drive up Mt Wellington/kunanyi for spectacular views. Alternatively, the Explorer Bus (https://mtwellingtonexplorer.com.au/)offers a stress-free ride to the summit. Remember, during snowfall, Pinnacle Road may be closed to vehicles. Always dress warmly—it’s 4–5°C cooler at the top, and the winds can be brisk and strong!
Eat yourself silly: Hobart is bursting with amazing cafes, restaurants and pubs showcasing all kinds of cuisines. Next, head to the historic Port Arthur site,(https://portarthur.org.au/) and immerse yourself in the rich history and explore the well-preserved ruins of this former convict settlement.
Make sure you leave some time to discover the natural beauty of the rest of the Tasman Peninsula, with its dramatic cliffs, unique rock formations, and abundant wildlife. Don't miss the Tasman Arch, Devil's Kitchen, and the Blowhole for some spectacular photo opportunities.

Del Sol Treehouse is spans two separate levels within the one home, each with its own entrance and designed for up to two guests.
The layout allows guests to enjoy time together while also having the option to retreat to their own space, making it well suited to couples travelling together or friends sharing a stay.
Guests can choose to book the entire treehouse or reserve a single level. When one level is booked on its own, the other is not reservable allowing for maximum privacy.

Del Sol Treehouse is set in the quiet, leafy suburb of Rosny on Hobart’s eastern shore, offering a peaceful base while remaining close to the city. Hobart Airport is around a 20 minute drive away, and the city centre can be reached in under 10 minutes by car. For a slower approach, guests can walk around 15 minutes along the marina to the ferry terminal and enjoy a short, scenic ride across the river to Salamanca. Shops, cafes and everyday essentials are close by, with Eastlands Shopping Centre approximately a 15 minute walk away. Del Sol Treehouse can accommodate a maximum of four guests. There are two separate levels, each with their own bedroom, bathroom and kitchen facilities. Check in is from 3pm. Checking in is contactless, therefore, late check in is not an issue.
Early check in is often not possible due to back to back bookings and the time required to reset the space and make it perfect for you, so please plan your arrival accordingly.
There is free and unlimited street parking available at the front of the property, which is at the end of a quiet cul-de-sac.
Housekeeping hours are between 11:00 AM and 3:00 PM. During this time, our housekeeper may be on-site to service the other level of the treehouse. They’ll do their best to remain unobtrusive but may need to access the outdoor cupboards or storage boxes. For guests staying longer than seven days, we’re happy to arrange a mid-stay light clean and provision top up. Simply reach out to us to organise this service.
Check out is strictly by 11am.
When you are ready to leave, we ask you to kindly:
• Ensure all windows are closed - the weather turns very quickly in Tasmania!
• Turn off all lights, fans and heating appliances.
• Take excess rubbish to the bins.
• Pull the front door shut and ensure it is properly closed, return keys to the key safe, and scramble the code.
By confirming your reservation, you agree to observe the following house guidelines during your stay.
A quiet retreat
Quiet hours are from 10:00 PM to 7:00 AM. Please keep noise and music to a minimum during this time. We have a wonderful relationship with our neighbours, and we’d love to keep it that way.
Adults preferred
Due to the open stairs, high balconies, garden pathways and unfenced boundary, Del Sol is best suited to adult guests (or older, respectful children). Note: pets are prohibited.
Registered guests
For the safety, comfort and enjoyment of all, only those listed on the original reservation are permitted on the property. Visitors or additional guests are not allowed without prior approval. We kindly ask that you reach out if you wish to request permission for any visitors during your stay.
Smoking, vaping and candle safety
For the safety and comfort of all guests, no smoking, vaping or open flames (including candles) are allowed on the property.
Shoes off indoors
Please remove your shoes when spending time indoors. This helps protect our delicate flooring and keeps the space fresh.
Mindful meals
We welcome cooking and dining in the kitchen, dining and outdoor areas. To help preserve our soft furnishings, please enjoy food and drinks away from the couches, beds and daybed.
Hot water
Hot water is shared between the levels and can take a little while to reheat in the system after heavy use. To ensure a consistent supply for all guests, we encourage you to be mindful of long showers and limit drawing back-to-back baths. We want you to avoid any chilly surprises.
Tread carefully
Del Sol’s elevated design includes stairs, a hammock, wonky garden paths and access to nearby bushland tracks. Please take care when moving through these areas, as you use them at your own risk.
Curated treasures
Many of the items at Del Sol are vintage, curated or handmade. We ask that you enjoy them gently and return them to their rightful place, so future guests can experience their charm too.
Breakages
If something accidentally breaks, no worries. Just let us know, or leave it somewhere visible so our housekeeper can replace it. Intentional damage or theft, however, will be taken seriously and reported to the booking platform and the police immediately.
Special use of the space
Elopements, location, photoshoots or commercial use of the property must be arranged in advance and incur an additional location fee per day. Enquiries welcome.
Experiences and services
To preserve the privacy and tranquillity of the space, no Airbnb Experiences, Services, or third-party bookings (including MUA, masseuse etc.) are permitted on the property without prior written approval. Please reach out if you’re planning something special. We’re happy to discuss.
Extra cleaning
We appreciate your help in keeping the space tidy. Additional cleaning fees will apply for excessive mess or heavily soiled linens and towels beyond standard use. Damages will be billed to guests.
Cancellations
Our cancellation policy is firm. Bookings cancelled more than 30 days before check-in are fully refundable. Please see Airbnb and our policy for more details.
Lost property
If you leave something behind, we’ll hold onto it for 7 days. We're happy to post it back to you at your expense. After that, unclaimed items will be donated or responsibly disposed of.
There are two reverse cycle air conditioners, one on each level. They are very efficient in warming or cooling the space as desired. In the winter months, extra blankets are provided for both beds. If you are still feeling the cold, each level has a hot water bottle supplied as well for super toasty toes.
Del Sol Treehouse's upper level, The Canopy, has a fully functional kitchen containing all you could need for a home cooked meal or an intimate dinner party with friends. Basic provisions include coffee, teas, hot chocolate, sugar, salt and pepper and oil.
On the lower level, the Seahorse Studio has a breakfast bar for all your coffee and tea needs with a kettle and toaster. Please note there is no sink or additional cooking amenities on this level.
We provide a small complimentary oat and full cream long-life milk for your convenience. However, as we understand that milk preferences can vary, we kindly ask you to bring your preferred type if these options do not suit your needs or you are staying for a few days.
Provisions
If you are staying for a longer trip, Coles, Woolworths and a range of other food and retail shops are located in Eastlands Shopping Centre, about 15 minutes walk away. A further 10 minutes walk (and my personal preference) is Salamanca Fresh,(https://www.salamancafresh.com.au/) which is attached to Local Pizza.(https://www.localpizzatas.com.au/) There are also a variety of restaurants, cafes and pubs along Bellerive which is 15 minutes walk away. Or, head into the city to explore some of Hobart's well known restaurants such as Bar Wa (https://www.barwaizakaya.com/)or Ogee ((https://www.ogeehobart.com.au/)bookings essential).
Each level of the treehouse includes a private, luxurious bathroom. For your convenience, we provide a small supply of shampoo, conditioner and body wash. If you're staying for more than a few days, we recommend bringing or purchasing your preferred toiletries.
A clothes steamer is also available on each level for guest use.
The bathtub is located in the Seahorse Studio on the lower level and is only accessible to guests who have booked that space or the entire property. For the ultimate unwind, we suggest a glass of wine, a generous pour of our provided bath milk or salts, and a favourite book.
Please note: The Seahorse Studio features a combined step-in shower/bath, which may not be suitable for guests with mobility concerns.
Del Sol Treehouse features a handful of activities including a deck of cards, puzzles and a chess set. There are four tennis racquets and tennis balls stored in the chest on the balcony outside the front door for your convenience, if you are feeling energetic and fancy a hit at the Rosny Tennis Club. Book your court ahead of time here. There is a collection of coffee table books, novels and vintage finds for you to enjoy. There are also puzzles and a handmade chess set for your entertainment, but we recommend gazing out the daybed windows with binoculars instead.
For music, a Bluetooth speaker is provided on each level so you can enjoy your own music. This short term rental agreement applies to all bookings at Del Sol Treehouse, including the individual levels, The Canopy and the Seahorse Studio.
By completing a booking, the guest confirms that they have read, understood and agreed to the terms set out below. These terms apply to all guests staying at the property.
1. Parties and property
This agreement is between the booking guest and the owner of Del Sol Treehouse.
The property is provided as short-term accommodation only. This agreement does not create a residential tenancy or lease under Tasmanian law.
2. Acceptance of terms
By confirming a booking through any platform, including Airbnb or direct booking via Lodgify, the guest agrees to be bound by this agreement and confirms that all members of their party will comply with these terms.
3. Occupancy and use
Each listing has a maximum occupancy as stated in the relevant listing descriptions.
Only the number of guests confirmed in the booking may stay at the property. Additional visitors are not permitted without prior written approval.
The property may be used for residential accommodation only. Parties, events, gatherings, commercial use, photography or filming are not permitted unless expressly agreed in writing. This includes, but is not limited to, photoshoots, filming, events or ceremonies.
Pets are not permitted on the property.
4. Behaviour and house rules
Guests agree to comply with all house rules provided in the listing, guest guide and on-site documentation.
This includes noise restrictions, quiet hours, smoking restrictions, pet restrictions and respectful behaviour towards neighbours and property contents.
Failure to comply may result in immediate termination of the stay without refund and police involvement.
5. Cleaning and condition of the property
A cleaning fee applies to each booking and covers standard cleaning.
Guests are expected to leave the property in a reasonably tidy condition. This includes disposing of rubbish in the designated bins, turning off lights, fans and heating and leaving furnishings and decor in their original positions.
Excessive cleaning, biohazard cleaning or additional cleaning required due to breach of house rules may be charged to the guest.
6. Damage, loss and breakages
Guests are responsible for any damage, loss or breakage caused during their stay beyond reasonable wear and tear. This includes damage to furniture, linen, fixtures, fittings, outdoor areas and surroundings where applicable.
The cost of repair or replacement may be charged to the guest through the booking platform. No security deposit is required; however, this does not limit the guest’s responsibility for damage.
7. Safety and risk
Guests stay at the property at their own risk. Del Sol Treehouse includes elevated structures, stairs, decks, outdoor areas and natural surroundings.
The property is not specifically designed for young children and includes elevated structures and unfenced areas. Guests are responsible for assessing the suitability of the property for all members of their party and for supervising children at all times.
The owner is not liable for injury, illness, accident, loss or damage to personal belongings during the stay, except where required by law.
8. Utilities and services
The owner does not guarantee uninterrupted access to utilities or services, including electricity, water, internet or mobile coverage. Temporary outages or service disruptions do not constitute grounds for a refund or compensation.
9. Third party services
Any recommendations or information provided regarding third party services, activities or experiences are provided as a courtesy only. The owner is not responsible for the actions, availability or quality of any third party providers.
10. Maintenance and access
The owner or housekeeping team may access the property during the stay if reasonably required for maintenance, safety, repairs or emergencies, or where a breach of this agreement is suspected. Where practical, reasonable notice will be provided.
11. Payment terms
Fifty percent of the total booking cost is due at the time of booking.
The remaining balance is due seven days prior to arrival.
Failure to pay the remaining balance by the due date may result in cancellation of the booking without refund of amounts already paid.
12. Cancellation policy
Cancellations are subject to the following terms:
• One hundred percent of paid prepayments are refundable if the booking is cancelled thirty days or more before the arrival date
• Fifty percent of paid prepayments are refundable if the booking is cancelled fourteen days or more before the arrival date
• No refund is provided if the booking is cancelled less than fourteen days before the arrival date.
Cancellation timing is calculated based on the arrival date stated in the booking confirmation.
13. Force majeure
The owner is not responsible for cancellations, interruptions or changes to the booking caused by events beyond reasonable control, including but not limited to extreme weather, natural disasters, bushfires, smoke events, power outages, transport disruptions, government restrictions or illness.
In such circumstances, the cancellation policy outlined in this agreement will continue to apply.
14. Lost or abandoned property
The owner or manager is not responsible for personal belongings left at the property. Reasonable efforts may be made to contact the guest regarding lost items. Items may be held for up to seven days and returned at the guest’s expense, after which they may be donated or responsibly disposed of.
15. Indemnity
The guest agrees to indemnify the owner against any loss, damage, liability, claim or expense arising from the guest’s stay, including but not limited to damage to the property, breach of this agreement, or injury to third parties caused by the guest or members of their party.
16. Termination of stay
The owner reserves the right to terminate a booking immediately if this agreement or the house rules are breached. In the event of termination due to breach, no refund will be provided. Police will be notified.
17. Entire agreement
This agreement, together with the house rules and listing description, constitutes the entire agreement between the guest and the owner of Del Sol Treehouse.
